Life Deck Coating Installations Announces ESOP Plans

Now Employee Owned

San Diego-based company, Life Deck Coating Installations, has announced its transition to an ESOP (Employee Stock Ownership Plan). This means employees will now have a stake in the company.

In 1981. the company started out as part of a small, two-man contracting operation known as Pacific Pebbles. Paul Koury, the former owner, had a both bright mentor and senior partner in Don Cramer. Cramer believed in Koury’s dream and also shared the enthusiasm for concrete restoration.

The company then grew to become Life Deck Coating Installations. Life Deck became a leader in the waterproofing and concrete coatings’ industry. By the early 90s, Koury began innovating a variety of solutions for concrete restoration and waterproofing balcony decks. These innovations evolved into both the development and manufacturing of products. In 2007, Life Deck rebranded the manufacturing side of the business as Westcoat and expanded distribution across the nation. This was taking place as Life Deck Coating Installations continued to grow under a new generation of leadership.

Holiday Inn Bayside

Project Description

Hotel maintenance is a year-round responsibility, especially here in sunny San Diego! The Holiday Inn Bayside is within a 5-minute drive of Shelter Island and Marine Corps Recruit Depot. The hotel’s bar patio and pool deck are over 6,000 square feet and it was pivotal to get them up to date.

The Challenge

The old coating had met its life expectancy and was beginning to delaminate from the concrete substrate. It was also old and weathered and needed to be aesthetically upgraded.

Due to having over 6,000 square feet of concrete to resurface it was a timely job to complete.

The Solution

The old coating was completely removed down to a bare concrete substrate. Westcoat’s EC-12 100% solids epoxy primer was applied with a sand broadcast to refusal for maximum adhesion. Multiple slurry coats of Westcoat’s TC-1 cement were applied followed by the application of Westcoat’s TC-3 cement in a knockdown texture.

To finish the look, two coats of Westcoat’s SC-10 in Rocky Nook and one coat of Westcoat’s SC-42 clear sealer were applied. The final touch was applying joint sealant to all expansion joints.

Muti-family pool decks can take a beating, the pool chemicals and the high traffic can make concrete wear. Multi-layered cementitious overlay systems not only refresh the space but create a durable walking surface.

Prepare the Surface: Before we begin this process, we cover pool with plastic so as not to get any construction debris in the water. Our team removes the existing coating, and power washes the newly exposed concrete. Then, we “open cracks” via hand grinder which allows for us to incorporate the existing cracks into a faux, stone like pattern. We install 12 sets of no diving and numbered depth marker to enforce safety around the pool.                                              

The Installation Process: After the concrete is prepped, we apply EC-12 Epoxy Primer and broadcast sand for maximum adhesion within the system. The texture process is a few layers and we start by troweling a slurry coating followed by the knockdown finish texture coat. Primer is then rolled on in preparation for the final topcoat.

Finished Look: The final appearance comes together when we apply SC-10 Acrylic Topcoat in Deep Tan. We broadcast Safe Grip additive into the pigmented acrylic topcoat and remove and replace the joint sealant throughout.

Pool Deck needed resurfacing.

This hotel pool deck was in need of resurfacing as the existing coating system was chipping and peeling coating. Life Deck was called in to provide a solution. We knew that the existing coating needed to be removed prior to the installation of a new one. Since the pool deck was on the fifth floor a waterproofing system was needed. Westcoat’s MACoat standard system was the right fit for the project.

Our Process for Creating a New Surface

Color(s): Cape Cod Gray and Stone Gray alternating pattern
Pattern: Multiple colors used to match existing coating.
Texture: TC-3 Knockdown Texture
Top/Coat Sealer: SC-10 Acrylic Topcoat and SC-42 WB Sealer

The Final Touches

After to existing coating was removed, a 100% solids epoxy primer was applied with a sand broadcast to refusal for maximum adhesion. The MACoat fiberlath reinforced system was installed per specification on top of the primer. The final texture was a knockdown finished with multiple colors of SC-10 Acrylic Topcoat to match the existing coating throughout the property. New depth markers and no diving markers were installed per current county standards. Fun and successful project!

Best Western Carlsbad

Project Description

Located across the beautiful Carlsbad State Beach, the Best Western Plus Beach Lodge View had an old concrete surface that needed to be updated. With the help of Life Deck, this hotel’s hallways, common area, and pool deck received an updated look with new textured concrete. In addition to having an updated, decorative floor, the hotel now has a durable surface that is skid resistant and can withstand the foot traffic of their hotel guests.

The Challenge

The old concrete coating, which covered approximately 3200 square feet, had worn down over years of use from hotel guests alike. Life Deck was asked to revitalize Best Western Carlsbad’s outer walking areas with a new waterproof coating for added safety and renewed aesthetic appeal. Westcoat’s Texture-Crete Standard system was concluded to be the best system to install for this job.

The Solution

First, the old stamped coating had been demolished and power washed in preparation for the re-coating. Next, cracks in the concrete were patched using Westcoat’s EC-76 Epoxy Patch Gel to create a smooth application surface. EC-12 100% solids epoxy primer was applied with sand broadcast for adhesion; Two topcoats, TC-1 slurry coat and TC-3 knockdown texture coat, were soon after applied for added skid prevention. Finally, SC-10 pigmented acrylic topcoat created the finishing touch for beautifying the cement.

In addition, the pool coping was removed and replaced to match the updated floors. The final result was a stunning, replenished floor that made the hotel look just like new again!

Pool Deck resurfaced with a safe finish

This El Cajon pool deck had a cracked, old concrete surface that desperately needed to be replaced. With the help of the Life Deck crew, this pool deck received an updated look with a new texture and solar reflective coating.

The solar reflective coating on this new pool deck not only adds a decorative element to the space, but also reduces the surface temperature of the deck and prevents deterioration from harmful UV rays.

Mount Helix House Rotates Out New Balcony Decks

Project Description

The famous Rotating House in Mount Helix has a balcony with a view unlike any other. The client requested a fresh look on all the balcony decks, which equated to over 1200 square feet.  

We originally waterproofed this back in January 2004 and have regularly maintained the surface since.  

System Description

The balcony decks were waterproofed with Westcoat’s ALX system. The exterior concrete was resurfaced with Westcoat’s Texture-Crete Custom system. The skip trowel technique was then used while applying the concrete. A flagstone pattern was used and Westcoat’s SC-65 topcoat in Sepia finished the job. The client loved the natural finish our crew was able to achieve.
